Here is how we help you, each step of the way:
Project Selection and Financial Analysis: We help you select the right project. We provide analysis on easements, utilities, zoning and redevelopment opportunities. We assemble preliminary schedules, budgets and financial analysis (including upfront costs, income and expenses, cash flows, return on investment, etc…). This allows you to fully consider the project before purchasing or investing in a property.
Concept Development: We work with you to develop your concept of what you want the project to be. We develop project alternatives with detailed analysis based on your vision, zoning, site conditions and financial analysis and help you to narrow the scope of the project. Concept documents are produced to guide the project and a team is assembled of design professionals who share your vision for the project.
Design and Permitting: We manage the detailed design of the project to ensure that the project continues to adhere to your vision, budget and schedule while coordinating project requirements with designers, permitting agencies and utility providers. We save you time and money by continuously reviewing project documents and value engineering for budget and schedule savings.
Contractor Selection: We interview potential contractors to select the best available construction team for your project. We ensure that project contracts are correctly prepared to protect your interests throughout the project.
Construction Management: We manage all aspects of construction to ensure that the project is built in conformance with the project documents, budget and schedule. We provide written reports with photos to document progress and keep you informed. We advise you on all contractor requests and payments.
Documentation and Completion: We require inspections and repairs of any inferior work. Upon completion, we provide complete project documentation including all warranties, manuals, lien wavers and affidavits. We then assist with owner occupation.
